Moral of the story: don't try and deflect.
To say the agency Okas and Mr Gajera are unprofessional. Putting an offer on a piece of land before the Covid-19 was an international pandemic, no-one could’ve predicted we would’ve had any problems. This agent and agency were slow or rude to communicate. Getting them to provide information was difficult. In contrast they did not afford any concessions for us during this unprecedented time. Thousands of people have lost their jobs. The result meant banks were inundated in their mortgage departments. In addition an economic downturn means applicants are under a microscope. Applying for financing, therefore, was slowed to a glacial pace. Instead of 5 business days for an assessment took over 3 weeks. Mr Gajera and Okas were less than understanding of these fact and refused to extend our contract. This resulted in thousands of dollars of fees. If you want to know what kind of business people conduct look at how they treat people during difficult times. We now cannot afford, currently, to build on this piece of land. We are now moving in with family so we can afford to live and save. This was our first ever experience with any agent.
I originally posted this with 1 star. I've revised it up to 2 stars. But to say we're happy is far from the truth. Not an hour after I had posted I received a call from the office manager who deflected all blame and wouldn't take any responsibility. My major point is as the agent of the vendor you are the point of contact. You are who we can contact as a buyer. You are the face. You go into business with vendors. If you cannot get your vendors to be fair and realistic, by extension, you're being unfair. They said they would get in touch with the vendor but still have not heard anything.
TL;DR: In short we felt taken advantage of and unfairly treated. I think it is fair to say our experience was poor.
