The building and pest inspection uncovered failed bathroom waterproofing in a relatively modern home, a significant and unexpected issue that placed the contract at risk. As you had already moved out, I assisted locally by sourcing trades at short notice, having the works prioritised and helping coordinate the rectification.
I acknowledge the changing timeframes were frustrating. The bathroom went from being stripped back to completed in approximately three weeks, an exceptionally compressed timeframe involving demolition, re-sheeting, waterproofing, tiling, plumbing and custom glazing, with multiple independent trades working in sequence. While anticipated dates can be provided, firm dates are not always possible when each trade depends on the previous stage being completed. The only item extending beyond the original settlement date was the custom-made to order shower glazing.
My communication with the interstate buyer was intended to protect your interests by keeping them informed and committed while these unexpected works were completed. With only one bathroom and the property intended as an investment, settling without a functioning bathroom was understandably a concern.
The Harcourts property manager was appointed by the buyer before settlement and was already familiar with the ongoing works, providing continuity rather than introducing another third party. This was the purchaser’s decision and did not change my responsibility to you as the seller.
Ultimately, we retained the original buyer, navigated a significant issue, achieved a record sale result for the area and settled approximately two weeks after the original settlement date.
