Sale of 16 Cormack St Sherwood by Lachlan Humble
We chose Lachlan Humble to sell our Sherwood property after a seven month period where he regularly phoned to check on progress as we prepared the house for sale, which he did well, and then a visit and discussion from he and Cameron Crouch which was confident, comprehensive and professional. They had planned ahead and made tentative bookings with a photographer and stylist to enable the house to be on the market in around one week. Together, these things resulted in our choosing them to sell our property.
We were very pleased with the photographer they organized, who involved us in selecting the photographs and editing, and the stylist who used our own furniture and artworks to minimize costs and present the house as a warm, welcoming home. The marketing script was a collaboration between Lachlan and ourselves. This all progressed very smoothly under Lachlan's management.
Open house inspections were organized twice weekly for three weeks, with one Tuesday night open house with champagne, nicely organized by Lachlan. Lachlan laid out basic sales information, quietly and efficiently organized individual inspections for some prospective buyers, building and pest inspections and requests for further information from us. We ensured windows were opened, lights were turned on, there were fresh flowers, the house was well-presented and welcoming, and that we swiftly responded to any prospective buyer requests for further information. We were provided with feedback, including comments from prospective buyers.
One week before the auction, we met with Lachlan and Cameron to discuss planning our auction approach. This was done professionally and was very helpful. We were pleased with how the auctioneer handled our auction and satisfied with the result. Lachlan handled the final paperwork quickly and efficiently.
At times he expressed doubt that we would achieve our desired sale price. We would have preferred he focus confidently on the house's positives.
