I recently had my property sold by Leanne. From initial consultation stage she was pleasure to work with. Whilst some agents suggest I get staging, paint, all other costly fancy preparation which I was hesitant, Leanne from first moment explained exactly what is needed and what are simply extra cost. So being vacant she said all she needed is photos as the property was in good demand based on her knowledge. That leads me to my second point. Expert knowledge of the suburb. If you look at her listing she's got multiple listing being marketed simultaneously. This doesn't mean she will pay less attention to your listing, it actually means she can source live market intelligence from so many listing of different variety and price point to get a good sense of market condition. And mind you this is not 2022 Feb at peak of market, this is Jan 2023 after all that interest rate hikes!
