We had listed with another agent who was not part of an agency with no result after 3 months. We decided to go with Lian who had secured a contract on the house down the road that was listed at the same time. The sales pitch we got was that they were an agency with a good client base, other agents were rewarded for helping to sell and most importantly the price we had it listed at was within expectation. Almost 3 months down the track and after spending money to upgrade our Realestate.com listing, we were presented with our first offer. Not what we were expecting and not expecting weeks on end with no one through open houses given they had a client base. Do your market research and ask for the trends over the years in your comparative market analysis. Another agency showed us that the market goes down one year and up the next in our area so if you aren't in a hurry to sell, wait it out. We felt pressured into selling for less than what we wanted and were starting to hear excuses after a month. Also was late for first open house which happened to be our best day so we opened the house ourselves before they left.

Lian took on my rented unit when I wanted to sell it in 2019 which could be best described as a challenge to sell. Expectations were proven to be correct, however Lian persevered and we finally achieved a sale result after several months. Her professionalism was outstanding, following up all contacts ascertaining their circumstances to see if there was anyway she may provide advice to assist them to make a contract. Always courteous and punctual. Lian 's market knowledge was comprehensive and focused, facts not dreams, which I appreciated. She provided guidance as to what was a realistic price to sell at and this was proven to be correct.
