Really demonstrated the value of a knowledgeable, well-connected and flexible agent during Covid
Limor was great over what was a protracted period because of Covid.
Limor initially visited the property in late January 2020, gave an initial appraisal of the value of the property and provided useful advice about the value of refreshing the property and appropriate marketing strategies. She said that if we followed her professional advice we would be satisfied with the outcome. We had a couple of subsequent meetings when we discussed target markets, photos, price range and editorial text and again she offered sound professional advice. When we were wavering about following her advice, for example when we were uncertain about the value of styling, she argued the case passionately. And we are really glad we did as the result was spectacular and greatly enhanced the property.
At that stage we expected to sell the property in April/May. Then Covid struck and Melbourne went into lockdown - twice. This resulted in us having to change auction dates (twice) and our advertising program and meant the property never had an official open for inspection period.
At such a difficult time, we were really happy to be with an extremely well-connected agency and agent. Despite the property never having general open for inspections, we had a stream of individualised inspections, when allowed, due initially to agency connections and data bases then enhanced by internet advertising. This initial stream of prospective purchasers inspecting the property (some several times) resulted in a number of interested buyers who appreciated the property.
And then Limor really demonstrated her negotiating skills, dealing individually over several days with a number of bidders and managing to elicit a reasonable offer prior to auction.
