I never even met Lucas in person. I don't know what he looks like either. But the experience was great from the moment he called me. Our unit had been on the market with another agent for almost 3 months. We had offers, but they were well below what we sought. The other agent tried everything with price (listing the price on the ad, removing it, even reducing the price by 20%) Lucas had sold an apartment in the same building (for a building record) and understood the issues we were dealing with (strata works to improve water damage). Here's what Lucas did differently - He took an honest approach. He wasn't throwing around numbers to me or buyers. He didn't create fake competition with buyers, he was honest in his approach - He took the time to understand the issues and researched independently. He called strata, updated strata reports and presented the information to buyers - We had cracks in the bathroom tiles, so he called in a builder and got some quotes to have them fixed. This helped buyers understand how much they had to spend if they wanted a fix - He organised gardeners to make the terrace more presentable - Throughout the process, he kept me in the loop He took accountability for the property and managed the sale like it was his property. Finally, he managed to do what another agent could not do. He got the price we wanted and closed within 2 weeks with a shorter settlement and the cooling period waived. Highly recommend him and will use him for another property we have in the area, both for management and eventual sale.
