I wouldn’t recommend anything to my clients I wouldn’t do for my own property. I sold my property last night and my $4500 marketing campaign on a sub $400,000 property resulted in an additional $14,000 profit. The campaign included 3 weeks of half page newspaper ads and 1 week quarter page. I also did a premiere property on realestate.com The breakdown: - 41% inspections from the newspaper (print is by no means dead)! - 28% inspections from internet (highest upgrade internet listing) - 13% word of mouth - 7% database The eventual buyer was from database, but the underbidder was from newspaper. 44 inspections in total; 5 registered buyers; 4 actively bidding. I had the normal sellers roller coaster...I had a price in mind, looked at what was for sale...got overinflated expectations, listened to market and set reserve accordingly only to have it exceeded. Even though I know what I’m doing it was still hard to trust myself but the result was proof...selling for $14,000 above what I was prepared to sell for.
