My experience with Mary Anne Cronin and her team was elegant, thoughtful, professional and decisive, without being interfering or disrespectful. Having had a failed attempt to sell my property with a well-known agency, the service I received from PPD reflected positively in a smooth sale at the anticipated price. Each member of the PPD team I interacted with were exceptional in the manner they conducted themselves. Most notably, each one knew exactly what was going on at every stage. I cannot thank them all enough. In an industry that at times surprises when the job is done adequately, PPD go further and do the job outstandingly well.
We had been looking to purchase a home for 6 months and so knew the market quite well. These agents had been getting amazing results of prices, far over property value since January. We knew from our experience that the market was unpredictable and weren't in a position to go over our budget. We did end up going slightly over budget and slightly over what we believed the property was worth from our experience looking. We had previously had bad experience at auctions so made our offers prior to auction knowing that this agency generally sells prior to auction. In the end we were trilled with the result as we now own our dream home which was definitely the reason we had been missing out on all the rest. Both agents knew us well from our time looking and were always very friendly and open with us, before, during and still after the sale.
Agent told me I would get between 1.5-1.6M Sold property for 1.36M Agent told me no one would go to auction so I should sell before auction. Not by co-incidence PPDR sell over 90% of properties before auction - according to them. Avoiding auction and selling prior to auction ensures PPDR get their commission rather than risk it not selling at auction. So PPDR make 400-500K a year on non refundable auction fees for auctions that dont happen. Nice earner if you can get it. Problem with telling me no one would go to auction is that I met owner who said that they would have gone to auction. So of course I am left always wondering if I would have got more at auction. PPD tell you that they get will a better result selling at auction however given they are currently selling 90% of properties before auction ( according to them) it really is misleading to say they will do better as they dont know. PPDR Communication was poor when I was asking about the auction process that they wanted to avoid. The conveyancer recommended by these professionals took three business days to bank the settlement cheque, and only provided accounting of final settlement when repeatedly asked - over a week after settlement. Despite driving Porches I dont think these agents get the time value of money. Even though I had sent banking details before settlement I was asked after settlement for banking details. I think the reason this industry is being disrupted is if you can sell you property including advertising for under 10K on 1.36M property then why would you pay 30K for the job that you are not happy with. Once the property had sold and the commissions had been paid my agent Mary Anne didnt even respond to my emails about the delayed settlement process from her recommended Conveyancer.
