Buying a home should be one of life's most exciting milestones. Sadly, our experience with Matthew Filip was anything but. My wife and I have purchased three properties over the years, with two also managed by the agency Matthew represents. As long-term clients, we believe we have a fair understanding of the level of service buyers should expect. We purchased our future family home remotely, fully aware of the extra challenges involved. However, our initial enquiries went unanswered until another member of the agency stepped in and ensured someone contacted us. Without that intervention, we may have missed the opportunity to purchase the property. Ironically, because the agency has a significant share of the Cairns property market, several other homes we had previously enquired about were also listed through Matthew. On each of those occasions, our calls and enquiries went unanswered. In hindsight, this should have been an early indication of the level of service we could expect. The only direct contact I received from Matthew was to negotiate repairs following the building inspection and to respond to concerns we raised on settlement day. Once the sale was effectively complete, the professionalism and enthusiasm shown during the sales calls appeared to disappear. We didn't expect a settlement gift, which we never received, but we did expect a simple congratulations when our finance was approved and settlement occurred. Instead, that acknowledgement came from the agency's leadership rather than the selling agent. Customer service is often defined by the small things, and unfortunately, those were missing throughout our experience. Based on the service we received, we cannot recommend Matthew Filip. We are struggling to rate his service above one star.

I engaged Matt as one of several agents I met with when seeking a market appraisal and deciding who would be the best fit to sell my home. I appreciated his enthusiasm and his confidence that he could achieve a strong result. The marketing campaign for my property was well executed and showcased the effort I put into preparing the home. There were, however, aspects of the process that didn’t align with my expectations. I felt pressured during the initial meeting, as Matt was reluctant to leave without securing my signature. Throughout the campaign, the “working as a team” approach he emphasised felt more directive than collaborative, including being told to leave my own home for the first open in a tone I found unnecessarily firm. I also had concerns about how the first contract was handled. The buyers were pushed to a level that ultimately led them to withdraw during cooling‑off, which Matt later referred to as a “unicorn offer”. With more focus on understanding my goals, there may have been an opportunity to keep that contract at a level acceptable to both buyer and seller. The second contract was presented as the only realistic option, and I was advised that future offers would be significantly lower. I had expected to be shown all offers and conditions so I could make an informed decision myself. Communication also became more limited once the contract was secured, despite being told at the start that Matt would be my sole point of contact. In practice, I dealt with multiple people across the agency. Matt’s support person, Joel, was very authentic and honest, which I appreciated. The final touchpoint — an email from the head of the company addressed to my ex‑husband and using my former married name, despite me signing under my maiden name and being the sole owner — reinforced a lack of attention to detail. No apology followed. Overall, the property sold and marketing was strong, but my experience of the process was mixed. The service could be improved.

We're very pleased to have sold our home with Matthew, he was very openly communicative about the market response during our listing, which is very important to have honest communication with your agent especially at that time when you have to make a decision. Especially when you're far away from your property and cannot attend your open home. Unlike our previous agent where we felt manipulated to sell quickly without honest feedback. We trusted Matthew from the start and it turned out to be a good choice, we sold our home within the first couple of weeks which was a great outcome.
