Hi All, I had seen Megan Cranitch from One Property Sales advertising on the local FB page and thought 1% commission was a whole lot better than the industry standard 2.5% others were offering. It was late in the day when I made the call and to my surprise Megan said she could be here at 6:15pm after she dropped her daughter off at cheer leading. On arrival my wife and I made it pretty clear to Megan that we wanted a realistic price, and she shouldn’t bother giving us an inflated price to make her look good and list with her. Three things made it simple to list the property with Megan. 1. 1% commission is all I wanted to pay 2. Megan is a local and knows the suburb like the back of her hand 3. The prices discussed were realistic at the time Right when we listed the market flipped on its head, there was a new government and interest rates were on the rise…the frenzied offers being thrown around were gone….it was most definitely a buyer’s market. Our property became unconditional yesterday for a good price given the current market. Just like all others selling at the moment, yes we had to adjust our pricing. Saying that we had a couple of meetings with Megan, and decided to hold firm rather than keep dropping the price…and it worked! If you are looking to sell your house you might like to consider these points. · Were we disadvantaged listing with a smaller company : NO · Was our marketing campaign any different to those used by the larger multi-national companies : NO · Was it an advantage using an agent that lives in Reedy Creek : YES · Was Megan easy to get hold of : YES · Did she get back to you when she said she would : YES · Was she a good listener, counsellor and sales agent ; YES · Is 1% commission better than 2.5% commission : YES YES YES!!
