Michael Kennedy has a very good knowledge of the market. He communicates well providing us an update almost every couple of days aside from his weekly reports in our email. He is thorough and always responsive. We appreciate his professionalism in his work and respectfully acknowledges our wishes.
Where do I start with my appalling experience dealing with Michael Kennedy? I obtained an appraisal from 2 real estate agents. Michael came back with a top line of over $100,000 more than the other agent. Whilst I was apprehensive that he said he could get much more than the other agent we decided to go with him. When it came time to put the property on the market this is when he started saying if we advatise it at the top end it will not sell. After a number of weeks we were only getting offers in the area that the other agents qouted. I asked Michael what price he was telling people we wanted, and he said $50,000 under the price he appraised it at. Again, when I questioned it his response was we will cook the campaign if we ask for full price. What he then said to me actually flawed me. He said he wants to get "Wog buyers from Sydney to come out and hopefully he can get them to go into a bidding war to Jack up the price" nice thoughts on people from sydney. In the end the price we accepted was $80,000 under his appraisal. He clearly knew the price he told us was well above what he was ever going to get and he made little to no effort to get close to it. The buyers dragged their feet signing and again, he put no effort in getting it across the line. We had to say if it's not signed the deal is off. He seemed to be more focused on chasing after the buyer and being their lap dog and getting anything he could out of us for free than actually looking after the person paying his bill. When given clear instruction on what's included and what's not he seemed to struggle comprehending any of it. We began to wonder if he actually read the contract. I found him to be rude, arrogant and lazy. He relies on his big voice to waffle on and listens to nothing. I would rather live in a cardboard box than deal with him again. In the end I could no longer stand dealing with him so I ignored his calls and counted the moments until I never have to deal with him again.
