Despite Michael Toumas having a lack of sales history, reviews and experience in the real estate industry, I gave him the benefit of the doubt and agreed to give him a shot in listing 3 x of my properties for sale. For this sale, there were several red flags, in which he assured me were just "formalities and there's nothing to worry about". Firstly, he was unable to utilise his own name/signature in the signatory section of the Agent Agreement, instead used another person's name. However, in a previous listing, he did use his own name/signature. Secondly, he advised that there would be no advertising fee - just like in the previous listing. However, he advised that this time he had to list the Advertising Cost of $2600 into the Agency Agreement as a "formality". I was then sent an email from "CampaignAgent", in which he instructed me over the phone to click and accept a few buttons on their website, with no explanation as to what I was getting into. Within a week of list this property, I was advised that "market has moved" and was pressured to accept significantly lower offers or else risk losing more money if I kept the property. Eventually, I was coerced into accepting the low sale price of $455k (originally told that close to $500k) and I reluctantly agreed when he verbally offered to round up all fees (commission + marketing) into a flat fee of $7k. When settlement occurred, he charged $5k over the agreed amount. The final straw was drawn when I asked him to send me an email to formalise this $7k agreement in writing, in which he did not agree to. I got in touch with an associate of his who advised that he was actually "let go from work" due to disputes he had with his colleagues. I am extremely disappointed in his unprofessional attitude and dishonesty. This was an extremely stressful and expensive experience and I would warn any potential future clients to AVOID him at all costs. I would not even recommend my worst enemy to engage this agent!
