Having recently purchased a property on auction, on non 'subject to' terms, we were exposed from a risk perspective in having to sell our primary residence, as well as electing to sell our investment property. Having had discussions with Michelle prior to the auction, she provided us with a sense of market conditions and a reasonable expectation of probably sales price on both props (and time to sell). On all levels she was pretty much 'spot-on', and in some cases, the result in fact exceeded expectation. To some degree, one would expect this from a 'qualified' agent worth their salt. However, one only gets a true indication of agent's quality when under pressure, in the negotiation process, or in a tricky situation. We had a degree of this with both properties, 1) a difficult first-time home buyer, and 2) a building inspection issue that could have resulted in a compromise in price. In both situations Michelle's patience and position of 'casual' reasoning & logic prevailed to convince the buyers their concerns were not material and easily resolved. I could continue this review and mention a number of other positive aspects, however my message is pretty clear that I would most certainly endorse Michelle's services & would definitely be using her in the future.
