We had an acreage property that was a little bit different and we thought it would not be suitable to what most people were looking for in the area so we were prepared for a very long and tedious campaign. We were imagining 1-2 years before it would sell, in the end it was around 5 weeks from the first call to Elders Woombye to the contracts being signed. After researching the agents with properties in our area we approach Mike at Elders Woombye, he was local who knows the area well and also had some great sales history in the area which we knew would help us. The next day Mike and a few colleagues came to inspect the property and we knew at this point we did not need to bother looking at any other agents. Mike was truthful with his opinions, did not give us the normal sale pitch for us to sign up and we felt so at ease with him. Straight away Mike knew what kind of person would purchase the property and how to market it for the best outcome. He made a few calls that day while with us and we had prior offers and viewings (the same afternoon) before the property was listed however under his guidance we decided to go to auction. As he promised the auction was the best way to go, the marketing that was suggested was spot on and the lead up open houses had lots of people viewing and way more people attending the auction than we ever imagined happening, there were even multiple bids received on auction day. Mike continued negotiations and a few days after the auction the contracts were signed for an amount we were delighted with and to a person who had offered a lower amount both prior to and on auction day. In the end I would highly recommend Mike to anybody wanting to sell and we will be using him when we sell our next property. He took all the stress away, gave amazing guidance when we needed it and worked hard to achieve what we found our later was actually a very difficult buyer.
