We called up our preferred agency Clarke and Humel, met with Michael Clarke & Milly Brigden and resolved the terms the sale and on Wed 14th Oct signed up for a four-week campaign concluding with an auction on 21st November with us moving out in early Jan. We were mentally prepared for the long haul, prep the house, endure the twice weekly open inspections plus lots of ad hoc inspections, the auction and if that failed a private treaty and in the event we could not reach our desired price we would sit tight. We had ten days before the first open house to make the final touches and were surprised to take a call during evening on Fri 16th from Milly who said she had a couple who were keen to live here and they would like to have a walk through on Saturday afternoon. We explained that while our place was neat and tidy it wasn’t in “full inspection mode” however after talking with Milly we agreed and asked her to call us on Monday with feedback. Milly called on Monday 19th to say the buyers were very keen, wanted to buy the place as is, at a what her and Michael Clarke felt was a premium price but needed us to vacate on 10th Dec. We spoke at length with Milly and Michael who reminded us that their objective was to maximise the sale price of our asset but also to mitigate any risk from the sale process and strongly recommended acceptance should the buyer meet our terms. Milly took our thoughts to the buyers and at 5pm on Mon 19th we countersigned the contract for a purchase as is, deposit paid and cooling off period waived. Five days from signing the agency agreement with no open inspections or marketing we had received a record price for our place and a full refund of marketing fees!
