But let me also say that one of the reasons we've used Milton for so long is because he and his team at Chapman have been the only ones who will proactively negotiate with buyers, rather than just be a "messenger" and go-between. We discuss our plan for this in advance; combined with getting the property presented well and setting the asking price range right, pretty much every time we've sold it's been a situation where 2 or more buyers are competing for it, which brings about the best result.
