Selling a house after 20 years , was a new experience for us , and had it not been for Mitchell Poulton and team at Webb, I don't think we could have managed . Anyway some of the factors where an agent's professional advice really comes into play;- (I) Presentation of the home In my case, it need finishing , and Mitchell guidance was instrumental in achieving that result. Vendors often put a lot of money into things that do not realise a return. Over-capitalising can put a purchaser off . Simply, its not what you think , rather what the market wants. (ii) Appraisal :- I was pleased that so many of Webb agents looked through, and the balanced view, I received, to make an informed decision . At the end of the day, my property was not ready to achieve its full potential and Mitchell guided me . (iii) Timing Mitchell continued to assist me through this preparation process and regular updates on how the market was tracking, to a point where we had a presentable and marketable property. (iv) Inspections:- Always a bit worrying for a vendor, particularly when you have a family and pets. Mitchell was most courteous and timely in arranging such inspections, even in his own time so we were not disrupted (v) The sale :- The biggest decisions being :- the Sale Price , Auction or Tender In terms of sale price Mitchell saw us through from an initial mid range $675,00-$750,000 before preparation , to an $800,000. plus, on completion . We decided on an Auction, as I was both impressed and confident with their guidance, that whatever the outcome Mitchell & team had done its best, to get us to that point. The market updates were frequent and informative, and gave us an accurate assessment of how auctions were progressing in our area Confidence & Optimism :- In my view the whole marketing campaign was right on line At auction professionalism and experience excelled. We achieved well above our expectation @ $920,000 I definitely recommend Mitchell & team
