The initial estimated market value of the property was realistic and was met with a very quickly and firm offer and consequent sale within a week of the listing going live, all in a cooling market due to aggressive interest rises and tightening lending criteria. Our biggest fear was the cooling market causing a long listing period and declining sale value.
