Terrible experience

I felt completely misled and disappointed with Murray Kennedy as my real estate agent. Before we signed the contract, he told us the market was hot and that the house would sell easily. He was friendly, confident, and full of promises. But once we signed, things changed. The house stayed on the market for 6 weeks, and we didn’t get any serious offers during that time. By the third week, he told us the market had “shifted,” which seemed very convenient—especially since we were now locked into an exclusive contract. By week five, his tone changed again. He started saying we might have to accept a lower offer. And in week six, we finally got an offer—significantly lower than what we had discussed and agreed on in our initial meeting. Despite this, he advised us to take it. Throughout the process, I felt like he was working more in the buyer’s interest than ours. Communication was poor, and when we asked reasonable questions, his answers were often rude, dismissive, and unprofessional. His behavior felt ego-driven, and I never felt truly supported as a seller. Honestly, I regret not selling the house myself. I’ve sold a farm on Facebook Marketplace in the past and had a better experience. If you have the time, you’re better off paying a small fee to an online agent to list on RealEstate.com.au or Domain, and handling the process on your own. It would have saved us both money and stress. Murray Kennedy is just like many other agents—nice until they get your signature. After that, you’re on your own. I absolutely do not recommend him.

I understand your frustration. From time to time sales like this happen where things don’t go as great as you may have hoped. You guys always presented the home immaculately and it was such a lovely home. What got me the chance to talk to you guys in the first place was my sale of a very similar property at 6 Amazon Pl in February, that sold first open and had 26 groups through for $1.2m We did sell yours for a higher price than that one in the end, which I’m proud of, and the sale price we achieved was well within my quote range to you, so as far as bad outcomes go, I’m not sure if this is completely the case- we just hoped for better. After the first open home which was good as you said - we got an early offer which wasn’t bad, but with little to compare it to we pushed on hoping for better. It didn’t come. The government called an election in the middle of the time you were on the market- as always is the case when this happens things momentarily slow down. They did slow down across the board and the following month sales volume across the whole macarthur was down. We did have 34 buyers inspect the home over the time we were on the market. Many loved the improvements and cleanliness of the home but many felt backing onto raby rd was a concern for them. You did mention back when you considered buying it that was a concern for you also. I always gave it my best, turned up with enthusiasm, and in the end your husband told me he was happy with the offer. I do want to make clear I have never forced anybody to take an offer in my life, nor would I. You guys chose this buyer and to be honest I think the price is good and fair. I wish you all the best in your future. I am sorry it went the way it did for you. But I certainly tried my best
