We planned to sell our home and started looking for an agent several months prior to going to market. We'd had some speculation prices from agents months before some improvements and maintenance were completed. When we got down to choosing we looked at a number of respected, well known agents locally and had "interviewed" them. We decided to speak to Nick after almost deciding on another agent. Nick had the runs on the board in the area and rated well with other clients. He immediately impressed us with his knowledge of the market for this property, specific marketing and scope of other ideas to improve the sale of the property. Even though the recent improvements were completed he gave some additional ideas to improve the appeal of the place as well. He also has a team approach with PRD assistants doing some of the work and with James and Ainsley. This approach worked well for administration and marketing purposes. Having James and Nick both at the home open worked very successfully as well. With this work done we had high expectations of a sale at the higher end for this type property in the area. We did not think of a high end sale after just 1 home open though, this was very unexpected. This is where his marketing and negations skills came to the fore, I believe. The property market in the area was moving upwards relatively quickly, so it was difficult to gauge a price, so he did not put a ceiling on the outcome and this worked very well. I believe other agents may have undersold the property but a fair margin. The end result was even more outstanding than we anticipated, not only did Nick get several higher end offers, we also had the property change hands within 1 month. Thanks Nick.
