I thought that this would be a difficult sale because the property was to be sold with an incumbent tenant. Initial interest seemed to me to reflect my concern, but a change in strategy from Private Sale to Auction and lowing the expected sale price stimulated interest and in the end the property was sold before auction at very nearly the top of the Private Sale range and with the bonus of a 30-day settlement. Very happy with the change in strategy and ultimate success.
