Thank you for your feedback. I’m sorry that you found the settlement process stressful and understand how challenging this period can be, particularly when coordinating multiple transactions.
I would like to clarify that at no time did I assist the purchaser in delaying settlement. In fact, I worked closely with all parties to ensure settlement proceeded as planned so you could settle on your onward purchase at the same time.
You may recall that on the day of settlement, i even assisted you with moving some items and removing minor rubbish items, this was to try and help your situation .
I also did suggest to you on a number of occasions prior to settlement day that should you require more time to move out of the home, it would be advisable to contact your solicitor to make a formal request to the purchasers solicitor however you chose not to take up this suggestion.
I also spoke to the purchasers on several occasions to try and negotiate this on your behalf however they were not prepared to provide the additional time.
Based on this, the purchaser was legally entitled to vacant possession at settlement, which is standard contractual practice. Remaining in the property after settlement presents significant risks to a buyer, and it would have been unreasonable to expect them to accept those conditions .
My role was to ensure the transaction complied with the contract and protected all parties involved.
The property was sold at auction within the advised market value range i provided, reflecting current market conditions and an accurate appraisal.
I take pride in providing professional, informed service, and my ongoing client relationships and positive reviews reflect this. While I appreciate that emotions can run high during stressful situations, I do feel some of the comments made do not accurately reflect the service provided.
