Professional and SUPER-SUCCESSFUL -- A two-bed apartment record price in just 12 days
The first winning move in selling our unique two-bedroom garden apartment in Northcote St Naremburn was to seek an obligation-free price assessment, which was delivered in person by Peter Chauncy of McGraths Crows Nest.
Knowing, from our research, that Peter has for many years been the most successful and experienced agent in Naremburn we were totally impressed when, soon after, thoroughly surveying the two-bed two-bathroom - two-parking - unit's 117 square metre grassed courtyard he calmly said: "There are going to be a lot of people wanting to buy this -- and I'm thinking they will need to spend about two million to do so."
That was on a Wednesday and, after accepting his advice that the timing for the sale was perfect, two days later we signed up for an auction on September 23.
Over the next five days Peter's totally professional team went into action. They organised a seamless marketing campaign which included not only stunning styling of the property (highlighted by a superb series of morning and evening photographs) but also attention to the smallest details such as replacing a cracked paving tile and repairing/repainting numerous former artwork wall-plug holes.
By the Wednesday night the apartment was live on the internet and instantly attracting a lot of attention -- so much so that at the first open inspection on the following Saturday there were 51 groups logged in and six of those asked for contracts.
After private inspections on Tuesday the Wednesday open day count was 19 with another two contracts.
By now Peter's team was processing offers with the original market guide price of $1.7 million being bypassed with an initial bid of $1.88 million on the Tuesday being upped to $1.95 million on Thursday.
Peter suggested we wait until Monday to test reactions from Saturday's open-day (19 inspections) and he was spot-on.
So just 12 days after initiating the sale, on Monday we sold it for $2.1 million -- all thanks to Peter Chauncey's winning team
