RE: THE SALE OF 253 MCMILLANS ROAD MOIL Peter Kafkas took over the marketing of 253 McMILLANS ROAD MOIL in late April this year. His techniques and actions not only in selling this house, but in helping me to move into new premises went way beyond the call of duty. Previous to his taking over sale of this house, the highest offer that we had had was $370,000, about $160,000 below what the house would have sold for in April 2015. Even allowing for the general downturn in property prices in the Darwin area this would have meant tremendous drop in the value of the property. Peter managed to find buyers who were willing to offer $420,000, $50,000 above the previous offer in early March. Both the other joint owner of the house and myself were happy to accept this price which was the best offer we had had in more than two months. March and April this year were a time when I was extremely short of liquidity, even though I had plenty of resources in capital. The previous agent had wanted to charge 3.5% plus GST, but Peter offered to market the house for only 2% including GST. Again, both owners were happy with this. At this time I was also selling a property in Palmerston of which I was the sole owner. Peter found a solid buyer for this property, but advisers for my ex-wife caused some legalistic problems which delayed the process of sale for both houses. The new buyers for the house in Moil then started to become impatient to move in to their new acquisition. This meant that I had to search for new accommodation and Peter assisted with this search. I secured a unit not too far away from Moil around 3 June, secured a lease on 8 June and started to move furniture and other belongings. Since I had allowed the new buyers to move into my house earlier than the date of the settlement, it meant that removals had to be done in a hurry. Peter gave good physical assistance with the removal and actually moved the fridge and the washing machine to the new unit for me. I had always
Peter is nothing like any other Agent you have ever had. Peter has sold for us before, unlike the rest of the agents he stuck to the realistic price we set in a market that was hemorrhaging at the time and didn't just drop the price for a sale. Even when I suggested we drop he held steady and said "we are going to sell this", he was right. His methods of advertising and social media are to say the least "a little out there", but they work. As for this sale, again the markets not great but he had a strategy and it worked. Sold in a Day!! Peter always says it's a "Team Effort" and you actually feel part of the process.
