I have sold and bought a few different properties with other agencies and have been quite disappointed in the past with the purchase and selling of my properties. But I was very impressed with Phil's support in purchasing a new unit off the plan and in selling my house way above the price I was expecting! This all occurred within two months! I only require one open house and my property immediately sold!!! I was so impressed also with the marketing of the property and had feedback on how professional my property looked compared to other properties with other agencies. I felt really proud and happy with the results I achieved. Everyone I spoke to in the Mc Grath team, were really supportive and friendly in a genuine way. Yes, they are required to sell properties, but I felt well taken care of and shown consideration every step of the way. I would highly recommend Mc Graths and Phil Licciardi as being a great representative of this Agency.

As a buyer he was not willing to help us communicate with the vendor when they did not comply with the section 32. Not all keys to the house were provided and no follow up. Wouldn’t reply to messages, just did not care about our situation at all. Would not recommend

Phil will be very quick to say and do anything to make you sign an exclusive sales agreement, but once you have signed he will take no part in the sales campaign. Phil was not interested in selling our house and block of land. His lies about potential buyers where never there and I had to do all the chasing up and his communication was very poor. Beware of this lying and shifty real estate agent.

My partner and I had been saving up for a while and finally got the go ahead from our mortgage broker to start looking for houses! I found one of Phil’s properties but he said he has a new one on offer that he thought might suit us better! I wasn’t too sure about this one but we went and the pictures didn’t do it justice! Phil was great at communicating efficiently as we had two inspections in the space of a couple of days as we really liked it! From there we put down our first ever offer and successfully got it! Phil was there every step of the way, we put in our offer just before stage 4 lockdown but that didn’t stop him from helping secure our house!

Unfortunately the sale price was significantly below what I was told to expect when listing the property with Phil, and therefore what I had budgeted on. The list price was lowered twice from Phil's original pricing recommendation before the only offer was received. I understand the market was slow during this time, however I believe a professional in the real estate industry should be aware of this when recommending a sale price. While I like the idea of the variable commission rate offered, it is pointless if the lowest rate available is typical of other agents rates. If the rate was below typical rates for a below expected sale price it would encourage honest price expectations and an incentive for results to reflect expectations.

So understanding of our situation. Always updated us.so friendly helpful ,was always available for questions and advice.I'm so grateful to all his help and selling our house so fast.
