Rachael Woodham is a perfectly balanced combination of persistence, patience, politeness, professionalism and positive attitude. We didn't select her by going around trying to find the best agent, but because she was checking that others had dotted every 'i' and crossed every 't'. We told her we were trying to prepare our house for sale, so she visited us, gave us tips, gave us contacts that we could use to help us, and kept checking up on us every so often, just to see how we were going. When we were ready for sale, she showed us through other listings and sales, to get a general idea of where we stood in the market. I said I wanted to list an upper price limit only on our house, about 10% above what we expected, so that people would negotiate. She said, she hadn't heard of anyone doing that before, sounds interesting, let's go for it. She talked us through pros and cons of different tactics, which made a lot of sense, and it was great to have the inside knowledge. On a personal side, she was fantastic with our children, and was happy to take time for a chat. She always spoke politely, and never let any bad language slip out, which we wouldn't have wanted around our kids. Her open for inspections ran well. I don't know where she got all the people from, but she managed to drum up a lot of interest. A few wackos put in some really selfish low bids, but Rachael encouraged us not to worry about them, and she tried to work with them anyway. Fortunately, within 2 weeks of being on the market, we got a couple of reasonable offers, which Rachael was able to talk up in price for us, which gave us a really good sale price, realistic, if not a touch higher than market value. We are very happy with the result. Her after sale care has been impeccable as well, guiding us through contracts and such, always available to assist. She also was willing to work with us on a commission and advertising price, to help us with what we could afford. She is and was worth every cent.
