We bought our first home via Bombay realestate. Usually agent is well aware of the house and can communicate very well with the vendor. In our case I had to hear that they can't reach the vendor. I was told that appliances should be working. However we found that the dishwasher is broken. Of course during inspection we can't sit and wash dishes. We added few conditions to the CoS and when the vendor do not honour them we do not see alot of mediation from real estate. This lead to settlement delayed and cause alot of pain for us.
