Happy with the out come and sale

To be fair I should know better, this is a classic Buyer Beware situation. Richard was polite, he’s trying to sell a property. However the end result would of turned out different with a bit more transparency from Richard, perhaps he was under instruction from the seller? 1. At the home open, I specifically asked where the hot water system was, he didn’t answer me. Turns out, it was in the bedroom behind a closet door, that was blocked by a desk. 2. The contract didn’t have a building inspection clause. Yes I signed it. Yes I should of requested the clause was included. Later I found out from a builder that water damage is considered structural damage. In some states, structural damage must be disclosed, but not in WA… there were also other minor things that a builder would of picked up on that you take for granted or miss on the first inspection (window locks, squeaky taps, shower door). It’s my own fault for not requesting the building report or seeking professional help of my own with the contract. The above factors would of made a big difference in our decision to make an offer, so just disappointed really. You’d hope sellers and selling agents would be transparent, at least with structural damage but you can’t rely on others. If you’re ever unsure of any contract put before you (especially from a selling agent), seek professional advice of your own, it’s a big life decision, don’t rush. This was my honest experience, the property is liveable, hopefully it all works out.

Although our property fetched significantly less than anticipated, we were always impressed with Michelle and Richard's willingness to offer advice and the level of communication, Richard even going way above and beyond the call of duty as we approached more reasonable offers with a 4am (local time) phone call to do some 11th-hour negotiation whilst we were in the UK.
