It was our 1st time so no experience at all. Contract was rushed read through and provided information on commission of 3% as a "gesture of good will" instead of 3.5%. We were asked price and provided 3 options, minimum, good, ideal scenario. Provided the prices, Rochelle has made us an offer: Our minimum amount was $650K. Rochelle made a proposal, to give her team an incentive, she would keep 3% up to $660K and 20% on anything above that "to compensate" for the 0.5% "discount" given. We didn’t know if this was a good deal and hesitated but were told "have a think about it and we can discuss this at later stage", which in we thought this was going be confirmed at later stages when offers were going to start to come. Wrong. We signed without realising this condition was already "agreed", which I came to realise a couple of hours later when I was re-reading the contract with my partner. Process and Outcome – Rochelle suggested advertising the price as “offers over $649K” which did not make sense whatsoever and I challenge that but was told “I’ve been doing this for long and this is indeed a good strategy”. Wrong, it only drove the price down, offer $635K. "Promise of good service" - "Don't worry, at Harcourts we have a large team and I'll mobilise them to help you find a property to your liking". Wrong. My partner had to continuously reach out for help, almost none given. We end up finding ourselves. Settlement period “flexible and usually 90 days” - 30 days our case - "We have a portfolio of potential buyers due to the amount of properties sold" which was not the case whatsoever, every open house barely no one showed up. Luckily the buyer saw the property on Realestate.com and went to inspect. Instead of negotiating on our behalf and work to drive the price up I was called over and over, so I had to do the strategy and negotiation. Long story short, we would not recommend nor work with her team again. Not a pleasant experience. Commission focus. That’s it.
