From a process perspective, the campaign was run as a structured auction programme designed to generate competition and market depth. This included 51 open home attendees, 30,646 total online views across major platforms, 9 "second inspections", and 8 registered bidders. My approach at open homes is always to meet and greet, with follow-up conversations, call-backs, and second inspections forming the core of buyer engagement.
