I met Sam by chance when I went to a very busy open inspection and was impressed with how organised and thorough he was, so when the time came to list my place I gave him a call. Sam did a great job to sell my city studio apartment at a time when city studio apartment sales were very slow. We engaged Sam to sell our investment property after having sat on the fence for many years as to whether we would sell or not. Having dealt with Klemich agents in the past, their reputation of professionalism and expertise was only replicated by the experience we had with Sam. He undertook a thorough scan of the local market, presenting us with the pros and cons of direct sale vs auction - and a campaign strategy for both. A little apprehensive at the start about which approach would be best, we decided with a short 2-week inspection and auction campaign. Sam's knowledge of what the market was doing was critical to the amazing success on auction day. Preparation in the lead-up was faultless, with Sam targeting the right customer segments to create interest in the property - and regular report-outs on prospective viewers following each inspection. We received multiple offers prior to auction day, of which we were tempted to accept, however Sam encouraged us to stay the course and proceed to auction - knowing there was strong interest from multiple bidders who would be there on the day. Auction day was on a Friday, as recommended by Sam, to weed out any spectators. This strategy worked perfectly with 5 or 6 key bidders in attendance. Our reserve price was smashed out of the water with the second bid, with us ending up with a sale price over 20% of what we'd listed. We can't thank Sam enough - he was amazing throughout the entire process!
