From my experience there's not much to selling a house - you advertise it, do some background work and it really depends on if there is a buyer out there or not. Shannon added to the vendors sale immensely by actively seeking from Council a letter indicating the property had building entitlement rather than other properties I have looked at (I am the purchaser) where the agent simply said 'it should do' or 'it will do'. That sealed the deal for me and if I ever sell, it's this extra stuff that I like to think we're all paying for. Shannon's the first one so far that I have experienced in doin this.
