I’d like to sincerely apologise for the communication inconsistency during the week I was unwell with the flu. Unfortunately, the scheduled viewing was entered into my calendar 20 minutes later than intended. Thankfully, I was able to contact the two buyers who arrived early, and the inspection still proceeded smoothly from there.
I also want to provide some clarity around the negotiation process, which was certainly a complex one. The buyer initially indicated they were prepared to offer the full asking price—an excellent result given the appraised value and earlier offers that were significantly lower. I understand you wished to explore a higher counteroffer, while your in-laws and I were concerned that a large increase above asking price could jeopardise the buyer’s interest. You asked that the counteroffer still be presented, and to protect your position, I assured you I would first secure the buyers’ offer in writing. Once that was achieved, your counteroffer was submitted, however one of the buyers took offence and withdrew, which was the risk I had expressed.
Your in-laws were understandably distressed and requested that I do everything possible to re-engage the buyers. After several days of negotiations, I was pleased to secure their original offer again. They have since provided a wonderful review, recognising the challenges navigated and the strong outcome achieved for the family.
