My experience with Shaun Ramani was disappointing. I was assured the hot water system was only four years old and would provide “steaming hot water,” but after moving in, I found it was over a decade old, rusted, leaking, and non-functional. At the pre-settlement inspection, the water was turned off. Neither Shaun’s assistant nor the buyer’s agent knew how to turn it back on—I had to locate the mains myself just to test basic services. The building report provided via Shaun failed to identify significant issues, including rising damp, buckets in the roof cavity, and a non-compliant toilet. This created a false sense of security and influenced my decision to proceed at auction. Post-settlement, there was no follow-up or accountability. I would strongly recommend that buyers do their own due diligence and not rely on reports or assurances from the selling agent.
