house > 91 macedon road, templestowe lower, 3107. campaign period > mid jul to mid sep 2022 my advice is NO NO to mr stasi adgemis of woodards manningham. there were red flags all over, but they were only crystal clear to us towards end of campaign. silly me. some as follows > house appraisal > $1.5-1.6m before knowledge of renovation. also $1.5-1.6m with renovation > straightly after signing agent agreement, mr adgemis suggested a mysteriously low asking price of $1.38-1.51 and private sale. we were surprised but still managed not to ask why nor told mr stasi adgemis our preferred pricing > 1st time mr adgemis asked our preferred pricing (around one week into the campaign) “at what price would you consider accepting it and cutting short the campaign?”. we started then to express our preferred pricing of $1.5-1.6m plus and our intention to switch to auction. (with the combo of the low asking price and a private sale, mr adgemis must be thinking all the time "peter is naive, with my commission-guaranteed tactic, just no way the house could be sold above $1.5m”) > we asked about raising the price and switching to auction a few times throughout the campaign but to no avail, and we kept hearing the propaganda "the market is absolutely collapsing right now" > near end of campaign, we were asked to consider an offer of $1.35m. and mr adgemis suggested “we should discuss lowering the asking price in our next meeting' > to put it in another way. mr adgemis had been working against us from day1 and throughout the whole campaign. it's simply a mistake for us to place our trust in mr adgemis. though we do not have much luck in this case, we wish you all the best, whether you are a buyer or seller. our other learning > always good for sellers to do a building survey for reference > should say no to the 4-month agreement period
