If it was all about price that you want from your property then Stephen is acceptable. However not everything is all about price. When I engaged Stephen’s services, I was very clear about what I required at settlement. The next purchase had a few added complications. I was purchasing management rights. So ideally I needed the opportunity to rent to property back for a period of a week or two. Stephen was all about promising whatever I wanted to hear. Everything was straight from the over promise and under deliver playbook. Thinking back now everything other than price he promised never came to fruition. At the time of signing the purchase contract I was told the new purchaser would be flexible to my requirements(possible renting the property back for a week after settlement) that door was very firmly closed by the purchaser a few weeks later. After all the conditions had been met. Yes I should have stipulated that in the contract but Stephen advised otherwise. Stephen advised the purchaser had finance pre approved, that didn’t seem to be factual either as he required an extension to get the finance over that line. Stephen advised once the finance valuation/building inspection was completed approval would occur within 48 hours, nope. Stephen messaged the purchaser would NOT require a final inspection on a Tuesday, come Thursday that changed too. To top it off once it was very clear I had lost faith in everything he said was nothing other than lip service, he completely stopped communicating with me and communicated with my partner whom has absolutely NO financial interest or involvement in the property. It was farcical. This was clearly Stephen’s way to stop me calling out his broken promises. Sadly I would not recommend Stephen Cone, nor could I recommend the agency he works for.
