I do personally know Steve Lambley, however the selection of Steve and Jodie Lynch of Cunninghams to undertake the sale on my late fathers apartment, was based upon a number of other critical factors, namely their professional reputation in the local market, their ethical standards and their high success rate, achieved over an extended period of time. Prior to appointing Steve and Jodie we had the benefit of a very professional written and oral presentation detailing their sales and marketing approach, their strategies and recommendations, advice which took into consideration our families requirements for the sale and how best they could assist us to maximise the sale price. Throughout the four week marketing campaign, both Steve and Jodie clearly communicated with us the progress of the sales campaign and level of market interest, both prior to and post each open house inspection. What they committed to in writing and verbally at the initial sales presentation they fulfilled in achieving the end result. The sale price exceed our expectations and is testament to their committment.

Steve and his team from Cunningham's were very professional, handled the existing tenants in a way that they almost became part of the selling team. Good updates on what was happening after open houses. Negotiated a successful sale when a new buyer suddenly appeared and gave a satisfactory offer immediately with the sale being completed that day shortly before the auction date. Trusting settlement will be completed equally smoothly.

Jodie and Steve have been amazing to us, taking the time to listen to our extensive list of criteria needed for our dream home due to our disabled child...They listened and we were heard!. We never felt pressured in any way but rather appreciated the supportive selling style looking after their vendor's interest no question but also taking care of us as buyers...

As mentioned, Steve performed as expected. However the fee of 1.9% plus an auctioneers fee ( what the !!!!) was exorbitant. A reasonable fee for what, 200 hours worked, at $150 per hour is circa $6,000. Your industry has gone mad. My apartment in Mosman is going to sale at a commission of $18,050 and I expect the agent to to be just as professional and to obtain the desired result for half the fee. Peter Weir

We like many people have been on the search for a house for many many months. The Sydney property market is crazy. We managed a minor miracle and bought in early march. We then decided very last minute to list our existing property rather than rent it out. Several friends have used Steve throughout the years and have all spoke very highly of his skills and ability as a negotiator but more importantly of his honesty and integrity , both for the vendor and the buyer. At Cunninghams you are really supported by many people rather than just the agent and that made all the difference. Our house was transformed and Steve and Lochlan led it to market. Over the three weeks, Steve kept in regular contact and handled all of my questions. I was nervous and he continually and professionally allayed my fears. The week before auction a different strategy was taken and it was decided to accept offers again Steve spent time outlining his reasons and we felt completly confident in his approach. We sold a few days later for hundreds of thousands more yes hundreds than we ever hoped for. It ended up being a street record and I firmly believe the change in strategy made all the difference.
