Good result, minimal stress, good purchaser network: all you need, hard to get... Gan's got it
We met Stuart Gan through his acting for the vendors to us of an investment property we purchased almost sight unseen at auction on Central Coast beachfront. We were impressed by his ability to manage the conflict of vendors interest with purchasers interest, whilst staying well within his remit as the vendors agent. We demolished the house and built a beautiful architect designed new one which we held and lived in for five years before selling it, as planned. We bought at the top of the then market and sold well on its way down, to our complete satisfaction. Stuart's well honed REA skills, very strong network of relevant media, marketing contacts, hard work and ethical standards made for a relatively painless and short private treaty sale to Sydney people we were happy would value the property for its excellence of design, quality build and location. That mattered to us (nearly!) as much as the price, as we retained another property further along the beach. We had to pay more than we had anticipated in third party marketing expenses to reach beyond the coast to Sydney, but Stuart guided us well and was right in all his advice. That was our only niggle, and it paid off. He secured our price and we always felt he was batting for us. It was tricky to use him as agents work such a lot on relationships and we had formed a relationship previously with a more local agent who was and is a very nice guy, but we felt his market access was more limited than Stuarts, and so we made the hard decision to engage Stuart over the other fellow, and remain confident that it was right to value skills and network access over a closer relationship, albeit at some cost to that relationship. We recommend Stuart Gan unreservedly. We would use him again.
