Over promise on my my property's selling price (750k+) to sign me on, But, once I sign the contract with the agent, he came up with all sorts of excuses to make me agree on a much lower selling price (690k). So, over promise to become my selling agent, but under deliver in the final selling price, so he can get his commission. By the way, the agent only gets the commission once the transition is complete.
