I've engaged Theo on a number of occasions now so can say with absolute confidence that he can be relied on to secure the best price for his vendors. And not just in good times (when you might think good properties will sell themselves), but importantly also in challenging market conditions like we have now. Theo's candour is refreshing. Straight-talking and meticulous in reporting back to his vendors. He doesn't manage down his vendor's price expectations just so he can secure his fee. On the contrary, he stubbornly persists in negotiating for a better price even when you think there can't be any more in the purchaser's kitty. He is open and transparent in his dealings and very much acts in his client's best interests.
