Katrina and I commenced an extensive renovation of our Wahroonga home in February 2020, and we consulted with Tim from Di Jones early in the process, when we were seeking architect designs for the extensive indoor / outdoor extensions. Tim provided us sound advice on what buyers were seeking, and items that were not required and would not provide us an ROI. We ran a quick RFX process, with three other agents and we were impressed with Tim & Eric's knowledge of the North Shore market, their depth of potential buyers who already had bank approval and were ready to inspect in a private viewing in week 0. Tim shared he had also partnered with Lynette Malcolm from Chadwick's, and together they agreed to work together to combine marketing campaigns and jointly undertake open house presentations. Tim was very knowledgeable, articulate in debriefs and very effective in final negotiations and finalisation leading to the exchange of contracts. The campaign was successful, we attracted a number of high quality, genuine buyers and we sold it for a price we had agreed at the outset our home was worth. Some additional insights for those embarking on the process: - Always speak with several agents; it will become evident quickly those who really understand buyers' requirements, the market and how best to market the home - and negotiate a competitive inclusive %; - Seek the 20% Coco Republic discount for furnishing which reduces costs by approximately $4k; - Do your own research re. recent sales, and online auction outcomes in your area; - Work with Tim Eric and his team in terms of preparations, and all aspects of the campaign, and consider a joint agency agreement which in our case was very effective.
