My experience of purchasing my first investment property with Tom Wait of Blackshaws Gungahlin was a seamless one. From our very first phone conversation, I felt valued as a client and confident in his ability to see me safely through the whole process. Tom has first-class communication skills and was very knowledgeable about the property market in his area. His professionalism was evident as he worked through and explained the process all the way to the happy conclusion.
Tom was very helpful throughout the process of inspecting and purchasing the property. He was friendly, communicated well, was easy to get in touch with and was flexible assisting us with the final inspection and receiving the keys.
A few key areas that stood out to me include the following: Recommendations to improve the value of my property prior to taking it to market - Tom undertook a detailed pre-photography inspection of my property followed by very specific and well thought out recommendations to rapidly improve its value. I was reluctant at first but proceeded to place my trust in Tom's expertise. - The improvements took me less than a week and boosted the presentation and sale price well above my reserve! Open homes - Tom has a natural ability to provide home buyers with the true story, state of the market and appropriate price point to put forward offers that not only met my goals but also provided the buyers with a genuine sense of value for money. - Tom was excellent in maintaining the relationship with my amazing tenant whom of which I have self managed for over 10 years. - Tom was professional and considerate of my tenant's needs during the start of this new chapter. Timeliness in exchanging contracts - Given that we ran an offers over campaign, it was critical for me to secure the best offer quickly. - Tom was mindful of my request to achieve a good offer that had a strong financial capability to exchange contracts almost immediately. This was important to ensure that the effectiveness of the campaign did not lose the momentum that Tom had worked so hard to achieve. Settlement - As I live interstate, Tom went above and beyond by facilitating the bond inspection of the property, collecting the keys from my tenant and securing the property safely until settlement that afternoon. Summary Tom was a diligent facilitator throughout the process. By definition, a facilitator is a person who helps a group to have an effective dialog without taking any side of the argument, especially in order to reach a consensus. Perhaps my tarnished opinion of real estate agents is now on the mend after my experience with Tom, Michael and the Blackshaw Gungahlin team.
Our experience with Tom was awesome, he knew all the answers about the house and if he didn’t know we could trust him to find out. Always smiling and welcoming whenever we met to talk about the house. He made the process of buying our first home very simple and smooth when it can be very intimidating and scary. We will definitely get into contact with him when it comes time to sell our house.
From the first exhibition I attended to see my new purchase to the end of settlement and beyond. Tom has been amazing. Nothing was too much trouble. He was kind and thoughtful through the whole 2 month process. I will definitely go to Tom when the time comes to sell.
