--- I am writing this review to warn both buyers and sellers based on my direct experience dealing with agent Ujas Patel during a recent property purchase. Once the contract became unconditional, the overall handling of the transaction declined noticeably. Communication reduced, coordination was poor, and there was little ownership of issues that arose. A pre-settlement inspection was requested well in advance but was only allowed at the last possible moment, leaving no realistic opportunity to address problems before handover. When access was finally provided, the property was in a condition completely inconsistent with what was presented during inspections. There were significant cleanliness issues, visible damage, maintenance concerns, and general neglect that made the home unfit to move into immediately. When these concerns were raised, I was informed that the seller was unable to be contacted. I was also advised that once a contract is unconditional, responsibility largely shifts away from the agent. From a buyer’s perspective, this was concerning, as there was no effective follow-up or coordination to ensure an acceptable handover. Although a “professional clean” was said to be arranged, it was superficial and did not resolve the condition issues. As a result, we incurred additional costs, delays, and significant stress after settlement to make the property livable. This experience was frustrating and avoidable with better communication, oversight, and accountability. Buyers should not assume issues will be managed after a contract becomes unconditional, and sellers should consider how their representation impacts the final outcome. Based on this experience, I would not feel confident relying on this level of service in a property transaction.
