Vanda viewed our proprety amongst other agents.I was immediately impressed with her people skills.Becoming very critical of the confidence & knowledge of some of the other agents.There was 70K difference between what Vanda said the property is worth with what others said.I started reviewing their marketing ability and put them to tests they were not even aware of.Some of them would not budge on their commission and when i asked them to provide an overall account of the property their knowledge and confidence did not stack up.As a female naturally having and eye for detail and being picky helped me choose the right agent.Vanda uttered aspects of the property I had not even heard of, things that other agents never picked up on.When one hears these things about their property, coupled with the years of experience and wealth of knowledge they have, multiplied by the hundreds of actively seeking buyers they know very well, it's only a matter of time before deciding. I put questions to all of the agents who came through the property. I asked them if they had any buyers right now who would be interested in our property.They all replied yes. I asked them if they would like to bring them through the property.They all said after signing a contract, and then stated their comission (some were reasonably high).This did not fly with me as this is the first moment when one realises the agent does not trust the vendor. As an auto response you lose faith in the agent and know they are looking out for their interest, not yours.You come second.Vanda was different she kept on passing all the tests.She was genuisne.She brought her buyers through then got her colleagues Joanne and Dimitri to bring their potential buyers through too (without me signing anything) she turned out to have one of the lowest fees. She also saved me from expensive advertising/marketing costs. After a few private opens Vanda and her team sold for what she said it would go for. I will use Vanda & Joanne again.
