VK worked hard with a complicated sale in a challenging market atm

I feel seriously let down by VK Bhanot, who was appointed to act in my interest as the vendor but, in my view, prioritised the buyer and exposed me to significant legal and financial risk. I had trusted the Ray White brand and had known VK personally for years — even inviting him to family events. Selling a property through him in February 2025 felt like a complete betrayal of that trust. The property sold at auction for far less than the price range VK quoted to win the listing. That was just the start of a troubling process. Although the contract allowed a 30–90 day settlement, VK inserted a 97-day date into the post-auction contract. When questioned, he called it a placeholder and assured us of earlier settlement. That never happened — it’s now settling at exactly 97 days. While settlement was still over 38 days away and I remained the legal owner, VK Bhanot, acting through Ray White Tarneit, took several actions without my consent that I believe favoured the buyer: 1) Launched a rental campaign for buyer on 22 April 2025 using marketing photos I paid for, without consent; 2) Failed to mention the live listing during a call on 24 April, though I believe he knew; 3) Granted the buyer unsupervised access, caught on CCTV; 4) Arranged a rental inspection without informing me — stopped only after I discovered it myself. I am continuing to seek resolution through proper channels. To be clear, I’ve had professional experiences with Ray White in the past and still believe it is a reputable brand. My concern lies with the conduct of one individual.
