At the appraisal we have to show evidence of properties that have sold and of properties that are listed for sale, it's a requirement when arriving at an estimated selling price, I provided a price opinion based on recent sales along with comparing to properties listed with the features that your home had to offer. During the appraisal you asked if I was confident we would achieve a certain price, I replied explaining my reasons as to why I felt that we may achieve above the price you mentioned, this became a reality when the sale price obtained was above the amount you asked if we could achieve. The open home was held as discussed. I didn't rush you to sign any paperwork, I was called by you after the appraisal to advise you had made the decision to list your home with us, we arranged a day for me to come back out to complete the agency agreement. When you arrived to sign the contract, you mentioned someone had told you they tried to call me, I explained I return missed calls following an open, during an open home I don't answer calls, my focus is to provide attention and care to your home and to the buyers, I received a voicemail message from a buyer who missed the open home who confirmed that their budget wasn't quite where it needed to be and asked me to keep them up to date of others. I had received a couple of other calls where no voicemail message was left, unfortunately didn't answer my return call. I appreciate that you have taken the time to complete this review, though, I will be honest in saying that I am confident that I had done everything that I possibly could do to ensure you obtained the highest possible result and to follow up on the buyer that I was able to follow up on, who had their number displayed and left a voicemail and answered my return call. It was a pleasure assisting you both in the marketing, negotiation and sale of your home and I wish you all the best for the future.
