My 22 year old Tingalpa rental house was somewhat tired and had just had a group of poor tenants for the past 2 years who had been installed by another rental agent. Right from the day the tenant's lease expired and the house became vacant Zac and Tony met me on site and allayed all concerns that there was a lot of work to be done to get the house presentable for sale or re letting. My intention was to sell the house. Zac wasted no time in assessing the extent of the work required, obtaining all the various quotes from their very capable tradesmen/contractors and scanning those quotes to me with a list of the minimum required work. With Zac's input, the decision was made to proceed with the majority of the work which would allow the final sale price to reflect all the appeal of the property, the fresh uplift and value that the house needed to show to present at it's best. The house was listed on a Thursday and within 7 days we had a very satisfactory sale contract in place at a price slightly higher than I had expected which was very pleasing indeed. Not all sales go smoothly and the purchaser had 1 or 2 small queries that were quickly and efficiently negotiated through Zac who continued to communicate with me on every topic and at no point in the process did I feel let down by Zac and the team. I need to make special mention of the "James Dean Team" - all the contractors were quick, capable and pleasant to deal with. The behind the scenes office staff were fantastic lovely people to deal with, all the financial payments were also handled in a professional and efficient manner and I was always aware of the progress of the whole exercise, despite living interstate. It has been a very rewarding and immensely satisfying experience from start to finish liaising with Zac and the team.

We had the feeling he was working for the buyer not us. Maintenance suggestion before selling were a huge push to use his recommend trades which were family, he didnt pick up on our hints to back off with the pushing and it got to the point that it left a really bad taste. He would say things then go back on them leaving us with the bill. Eg paying our tenents to leave there contract early, we had told him we didn't want to pay them, so he had said that the agency can pay that it's not much for them to keep the contact moving smoothly so we agreed. Yet he went back on his word and we ended up paying it. By the end of deals there was a huge lack of trust that we felt, to the point that prior to settlement and after our tenants moved out we did a drive by to insure he hadn't given entry to the buyer early. (He had not done so) but the feeling was there which proves our lack of trust.

The vendors chose well when they enlisted Zac Dean to sell their property. Zac's knowledge of the location and current activity/s in the area is intimate, something that was evident in his verbal communications - regular, but not excessive - throughout the sale. To that end, Zac's knowledge assisted us to settle on Brisbane's Eastside over Brisbane's Southside. Zac is a personable family oriented gent with the ability to take the 'Dean' name on a further trajectory to success. While negotiating the sale of the property, Zac was able to understand and relay to the vendors that we wanted a home and not just a house. Great work Zac, well done!
