The upper section of the property and a small section near the river are protected by a 'Trust for Nature' covenant placed by the previous owners in around 2012. The area around the original homesite and an area near the entrance to the property are excluded from the covenant area. The area around the original homesite would be ideal for planting some additional fruit trees whilst the larger area near the entrance to the property would be ideal for grazing a couple of horses, a few cows or horticultural persuits. The original homesite is not fenced however there is excellent fencing along most the driveway. There is an almost unlimited supply of firewood on the property, great to keep you warm during the cooler months. For the avid four-wheel drivers, motorbike riders, horse riders and outdoor enthusiasts there are plenty of State Forests and National Parks in the region to explore. Sambar Deer regularly move through the property and the safe and appropriate control of deer and other introduced species is encouraged in the covenant. The adjoining Snowy River National Park has also recently been announced as being open to Sambar Deer hunting, thus increasing the local hunting opportunities! There are known to be Trout in the Jingalala River and the Deddick River upstream of Tubbut. A short drive will have you in southern NSW where the trout fishing meccas of lakes Jindabyne and Eucumbene await, along with the NSW snowfields. Saltwater fishing and boating options on the South Coast of NSW are around two and a half hours drive. The property is also home to native wildlife including Kangaroos, Wallabies, Lyrebirds, Bandicoots and Greater Gliders. For supplies that you can't grow, raise or harvest on the property yourself, nearby Delegate around forty minutes' drive. Delegate has a variety of specialist stores and eateries whilst Bombala is the closest major rural centre, around an hour's drive where there are two supermarkets, a doctor and a hospital. Cooma is around two hours' drive for all the major supermarkets, whilst Canberra is around three hours' drive.
