You are charged a fee for selling your house but I think it comes down to how good the Real Estate Agent is in the result, especially since the sale was in a down market. In the last couple years I have purchased 2 investment properties through Con Mathews and O'Neal real-estate. Con has made the process very easy through his professionalism. Its obvious that Con has a passion for what he does, he was a pleasure to deal with. The last property that I purchased was vacant at the time when I looked at it. After I put an offer on the property and it was accepted, I asked Con to speak with the owner and ask if they were happy for us to advertise for a tenant during the settlement process.
